WHAT KIND OF LOG HOUSES YOU PRODUCE?
Log houses are divided by the types and sizes of logs used. We can offer
the following:
• machine made round logs
(dimensions: Ø 160; 180; 200; 220; 240 mm)
• handicraft round logs
(dimensions: Ø 160-170; 180-190; 200-210; 220-230; 240-250; 250-260
mm)
• handicraft square logs
(log thickness: 180; 200; 220; 240 mm)
WHAT KIND OF WOOD DO YOU USE?
We use winter harvested 90 – 110 years old pine (pinus sylvesteris),
witch is drayed down to 18 ± 2% of moisture.
DO YOU ALSO PRODUCE LOG HOUSES
ACCORDING TO THE CUSTOMER DRAWINGS?
Yes. Our company produces mostly houses according to the customer
drawings. You can send your log home plans to us and we send you the price
estimate.
In this web page there are presented some sample models, which can be
modified, if necessary, according to client's wishes.
We can provide services in designing. We cooperate with the licensed architects.
Is possible to order our wooden houses on the basis of a standard design
or individual design. Our ready-made wooden house delivery contains ready
for installation walls, floors, inserted ceilings and roof constructions,
windows, doors, staircases etc., (please look the MATERIALS section).
In addition, it is possible to order insulation, roof covering materials
and installation work.

HOW MUCH DOES COST THE AVERAGE
LOG HOUSE ?
It is very difficult to determine the average price of a log house.
Final cost calculations are made on the basis of drawings. One square
meter (1m2 = 10,7 sq. feet) of floor space costs between 200-500 EUR.
Price of a house consists of many components.
The price of a timber house depends greatly on the diameter of timber
logs, the number of partition walls, the complexity of the house, etc.
For a more detailed offer, you are welcome to provide the designs of the
building.

WHAT IS YOUR DELIVERY TIME?
The delivery time is 4-10 weeks, depends on the size of house.
WHAT ARE YOUR PAYMENT TERMS AND POSSIBILITIES?
Payment possibilities can be: direct bank transfer or letter of
credit.
Payment terms are 30 % of the house price as the order confirmation, 40
% after the quality control and 30 % when house is ready for transport
to the destination place. Cost of the transport should be done when truck
arrive at the construction site, assembling cost must be done when assembling
works are finished.
HOW MUCH DOES THE ASSEMBLING WORKS COST IF IT IS
DONE BY YOUR TEAM?
The cost of assembling depends of the amount of work and location
of the new house but this is approximately 20 – 25 % of the total
cost of the wooden parts of the house.
HOW MUCH TIME DOES IT TAKES TO ASSEMBLE THE LOG
HOUSE ?
The logs and other wooden parts of a ca 100 m² floor area
log house are usually assembled by 4 carpenters in 35 days.
WHAT ARE THE ADDITIONAL ASSEMBLING EXPENSES ?
Additional assembling expenses are: travel costs to the destination
place and food, accommodation for our team.
CAN I ERECT THE LOG HOUSE MYSELF?
Of course it is possible to erect a log house on your own. Most
problems arise while in the construction process there is not perfectly
followed the specific conditions necessary to consider while constructing
the log houses. Here is the need to use specialised employees to construct
the longhouse. While our carpenters are doing the job then you will also
get the two your construction guarantee. Also, it is possible to order
only an instructor to advice on the primary building works.
DO YOU ALSO PRODUCE THE LOG HOUSES FROM THE BUYER
MATERIALS ?
Yes, we can do it.
HOW THICK SHOULD BE THE LOG WALLS ?
If you need house for year-round living then we suggest you use
round logs with diameter at least 200 mm and square logs with a thickness
at least 200 mm.
If you need summer house then log walls can be thinner than 200 mm.
IS THE TRANSPORTATION COST INCLUDED TO THE HOUSE
PRICE ?
No, the cost of transport depends of the destination place.
HOW THE BUILDING SITE NEED TO BE PREPARED BEFORE
THE ASSEMBELING WORKS ?
The building site need to have access road for heavy truck, the
foundation should be ready, access to the electricity for the electrical
tools and lifting equipment for unload the truck.
WHICH TYPE OF FOUNDATION IS REQUIRED FOR A LOG
HOUSE ?
The choice should be based on the characteristics of the ground
at the construction site and of the size of the house. The main types
are pile, ribbon or plate foundation, or combined pile and ribbon foundations.
We can provide also the construction drawings for the foundation.
WHAT KIND OF ROOF COVERING MATERIALS ARE SUITABLE
FOR THE LOG HOUSE ?
All common roof covering materials are suitable for the log houses,
such as metal, stone, bitumen felt tiles, shingles, tar paper etc.
WHAT KIND OF HEATING SYSTEMS ARE SUITABLE FOR THE
LOG HOUSE ?
All heating systems what are suitable for stone houses are fine
also for a log home – electric, gas, stove. Is possible to combine
different heating systems, for example electric heating and Camino.
HOW WILL BE INSTALLED THE ELECTRICITY SYSTEM?
Logs are pre-drilled for wiring, electrical switch and outlet boxes
are pre-cut. In this way the electricity system is possible to install
in the walls and it will remain invisible to the eye.
HOW MUCH DOES A LOG HOUSE SETTLE?
We produce wooden buildings of pine with humidity 18%. All logs
will be dried to 18% moisture content prior to construction - this increases
the stability and endurance of the building. Wooden material reduces its
volume while dries approximately 4%. This means that log house sinks 4-5
cm per 1meter. Settlement continues for about two years but does not cause
any problems for the client as we take into consideration the necessary
tolerances already in the designing phase.
HOW THE LOGS ARE PROCESSED ?
All wall and ceiling logs of the finished houses have been processed
against bluing and other fungus diseases with the agent “SINESTO-B”
produced in Finland. It is completely harmless to humans and also carefully
inspected and certified by public health departments of many countries.
In terraces and balconies fully impregnated boards are always used to
avoid possible damage to them in outdoors.
WHAT KIND OF PRODUCTS SHOULD BE USED FOR THE INNER
AND OUTER FINISHES ?
For the outer logs we recommend a special certified wood sealant
Aidol HK-Lasur. This protects the wood from insects, blue stains and mould.
For the inside of the house we suggest to use preservatives which are
based on the natural products such as linseed oil, beeswax.
The walls of sauna, bathroom can be covered with the ceramic plates.
HOW THE LOG HOUSE SHOULD
BE INSULATED ?
Different materials have been used for isolation like glass
wool, natural wool etc.
The windows, doors, floors, ceilings and roofs should be sufficiently
insulated and the work properly done.
In the Nordic countries we recommend to use insulation material between
logs, roof isolation 150 mm, floor isolation 200 mm and inserted ceiling
isolation 100 mm.
WHAT KIND OF WINDOWS AND DOORS DO YOU USE?
The windows and doors are manufactured according to the European
quality standards.
Windows can be ordered according to German standard (open to the inside)
or Sweden standard (open to the outside). Windows are made of three-layer
glue pine wood. For panning we use single-layer, two-layer or three-layer
glass packets. For glass division different options are available: decorative
battens confirmed on two sides, bar-frame that is confirmed with hinges
on the outside or packet that is passed through bars. All wooden details
are processed with soaking substance. As a covering material are used
lacquers.
Both inner and outer doors are made of solid wood, all the locks and fixings
are included in the package.
